(214) 272-2170 — scope a commercial roofLow-Slope Roofs Fail Differently, and So Does the Assessment
Commercial roofing in Plano is a different discipline from residential work, and treating it as the same is how facility managers end up with three coating applications in a decade and a saturated insulation layer underneath.
A low-slope roof does not shed water, it drains it, which means the failure modes are ponding, seam separation, flashing failure at parapets and curbs, and penetration detail around the mechanical equipment that residential roofs simply do not have.
The assessment reflects that: our roofers walk the field, check every seam and termination, examine the curbs around RTUs and exhaust, test for saturation where the surface suggests it, and photograph the drainage pattern rather than only the visible defects. What you get is a written condition summary, the photographs, and an itemized scope that distinguishes honestly between what can be restored with a coating system and what genuinely needs a re-cover or a tear-off.
What We Assess and What We Install
Commercial scopes are itemized by system component and by square, with mobilization, disposal and any tenant-hours premium shown separately.
Full field and seam inspection
Every seam, lap and termination is walked and examined, since seam separation rather than membrane failure is the most common source of commercial leaks.
Drainage and ponding assessment
Drains, scuppers, crickets and saddles are checked against the actual water pattern on the roof. Ponding is a structural and warranty issue, not a cosmetic one.
Parapet and wall flashing
Base flashing, coping and counter flashing at every parapet are examined, because a low-slope roof usually leaks at its edges before it leaks in its field.
Mechanical curb and penetration detail
RTU curbs, exhaust fans, conduit, gas lines and every other penetration get individual attention. Equipment that has been serviced for years is a frequent source of damaged flashing.
Saturation check
Where the surface or the interior suggests it, the insulation layer is checked for trapped moisture, which determines whether a coating is even a legitimate option.
TPO single-ply systems
Mechanically attached or fully adhered TPO, with the attachment method, insulation R-value and cover board specified rather than assumed.
Modified bitumen systems
Two-ply and torch or self-adhered modified systems where the building and the detail call for them.
Coating restoration systems
Silicone or acrylic restoration where the substrate is genuinely sound, with the surface preparation, seam reinforcement and mil thickness specified, because an under-applied coating is money spent on a delay.
Tenant and operations scheduling
Work sequenced around your operating hours, with roof access, staging and crane or lift requirements planned in advance rather than negotiated on the morning.
Written condition summary and maintenance plan
So the roof gets looked at on a schedule instead of on the day it fails.
Three Stages for a Commercial Property
Survey
Our roofers walk the whole roof, photograph the field, seams, terminations, curbs and drainage, and check the interior side where there is access. For a multi-tenant or multi-building property this is scheduled so nobody's operations are interrupted.
Scope and options
You receive the photographs, the condition summary, and usually two or three options priced separately: restoration, re-cover, or full tear-off and replacement, with the honest service-life expectation attached to each rather than the most expensive one recommended by default.
Execution
Work is sequenced around your hours, with staging, access and disposal agreed in writing. Progress photographs are provided as the work advances, and close-out includes the written workmanship warranty and the manufacturer's material documentation.
Three Reasons Facility Managers Call Us Back
Restoration is recommended only when it is real.
Coating a saturated roof is a well-known way to sell a job and postpone a problem. If the insulation is wet, the scope will say re-cover and explain why.
The options are priced side by side.
Restoration, re-cover and replacement quoted together, with expected service life stated for each, so the decision can be made on cost per year rather than on the number at the bottom.
Your tenants barely notice.
Access routes, staging, noise windows and equipment shutdowns are planned with you in advance and written into the scope.
Get the Building Surveyed Properly
A commercial roof that is leaking in one place is usually telling you something about its terminations everywhere else. Book the survey, get the photographs and the options priced side by side, and plan the spend instead of reacting to it.
